The following is a list of useful information you, as a tenant will want to keep readily available. Take a moment now to mark our web page as one of your "favorites" so you can check in from time to time for updates and also check for rental availability for yourself, friends, or family.
Please exercise care and good common sense in the use and occupancy of your home. Take care to keep it clean, neat, and orderly. Guard against abusing property, fixtures, and equipment. Please refer to your lease for the list of repairs and maintenance that are the tenant's responsibility. If you have any questions about operating any appliance, plumbing or heating system, please do not hesitate to give us a call. We will be happy to assist you.
General Repairs and Maintenance:
When repairs are necessary, you may call our automated 24-hour Center at (410) 355-0135. Just follow the prompts. Leave your name, address, phone numbers where you can be reached, and a detailed message of the maintenance problem. You may also e-mail us with your maintenance request at bobby@mris.com or our online form. Our maintenance team will contact you to set up an appointment within 48 hours of your call.
Note: When you agree to a date and time to meet our maintenance team, and no one is at the property when maintenance arrives, you will be charged $35.00 for a service call apart from $60.00 service fee.
Emergency situations include gas leaks, break-ins, no heat, no hot water, or busted water lines. In case of an emergency, please take the following appropriate actions first:

Gas Leaks - Immediately report gas leak to BGE - 410-685-0123

Break-In - Dial 911 to report a break-in; then contact Pioneer Enterprises to secure property.

No heat or hot water - if home have gas furnace checked to make sure pilot lights are lit. Place call to Pioneer Enterprises immediately so we may contact technicians.

Busted water line - turn off main valve to house or closest valve location to leak - call Pioneer Enterprises immediately.
When contacting Pioneer Enterprises for an emergency please call (410) 355-0135 immediately and leave message with the office.
Keys will be provided only to residents named on the lease. Please have proper ID with you when picking up the keys. If you are locked out during hours when the office is closed, there is a $35.00 charge to arrange to have someone meet you with the key.
Please keep all doors and windows locked when you are not at home. As the tenant, you are responsible for insuring your personal belongings and contents against fire, theft, water damage, and other casualties. Pioneer Enterprises and the property owner assume no liability or obligation for tenants' personal belongings and contents. Renter's insurance is available through most insurance agencies.
Rent is due on the first of every month. After the fifth of the month a 10% late fee will be charged. Any tenant who has not paid their rent in full will be subject to late fees and court action as outlined in the lease. Rent is to be paid in the form of a personal check or money orders. No cash payments will be accepted. There is a $20.00 charge for each check returned by the bank for nonpayment. Please be aware that a poor rental payment history may affect your credit rating.
If you do not intend to renew your lease, please notify our office in writing within sixty days of your lease ending. Remember to follow the directions on your security deposit agreement to insure timely release of your security deposit.
