1. How can I set up a showing for one of Pioneer Enterprises properties?
Simply call our office at 443-354-1111. Ask to speak to a leasing agent and they will assist you. We show properties M-F 9am -6pm Eastern Standard Time. Weekend and late evening showings are available but must be scheduled ahead of time.
2. What do I typically need to pay at the lease signing?
At lease signing you must provide the security deposit in full, unless other arrangements have been worked out and 1st months’ rent.
3. How much is the security deposit?
The security is equivalent to one to two months’ rent plus any pet deposit.
4. What does the application process entail?
When you decide which property you want to make your new home. Ask your leasing agent for a copy of our application. You may also download a copy from this website. Complete the application and submit it with a check for $35. We will run a credit check, a criminal background check and verify your employment. We will also contact your previous landlord for a reference.
5. What if I have credit problems?
Credit is not the most important factor in determining who qualifies. We look at several different factors. In some cases, you can provide a larger security deposit than normal to secure a home provided you are approved.
6. What if I previously owned, not rented?
If you owned your previous residence we will verify your ownership and mortgage payment history. For foreclosures and/or bankruptcies we will need explanations.
7. What if there is more than one applicant?
We will accept all applications, run them and submit them to the owner for a decision. The property owners always have the final say as to who lives in there rental. We recommend submitting your application as soon as possible. People lose the home they want all the time for simply applying too late.
8. Do I need renter’s insurance?
Renters insurance is a requirement when renting one of our properties and must be in force at all throughout your tenancy. We require a minimum of $100,000 of liability coverage, and Pioneer Enterprises, LLC must be named as an additional interest on the policy. The endorsement should read: Pioneer Enterprises, LLC 4408 Ritchie Hwy, Baltimore MD 21225. IF you experience a loss and are not sure if it’s covered under your policy, its best to call your agent to discuss your coverage.
9. When is my rent due and where can I pay my rent?
Rent is due on the 1st of each month and is considered late on the 6th. Late fees in the amount of 5% of the monthly rent are applied to all payments that are received in after the start of business on the 6th.

10. What are acceptable forms of rent payment?
Acceptable forms of rent payment are personal checks (if approved), Cashier’s Checks, ACH, Auto-debit, or Money Orders. We look forward to offering rent payments online.
11. How do I make a request for a maintenance problem?
All maintenance requests must be made through a maintenance request online at our website. You can submit a Maintenance Request online.
12. How long should I plan to wait to hear back from someone regarding a maintenance problem?
In a non-emergency situation, please allow three days. If you have not heard from our office in five days, please contact us.

13. What am I responsible for maintaining in my home?
You are responsible for maintaining heating filters and fresh smoke detector and CO2 detector batteries at all times. This may mean changing them at least twice each year or more frequently as needed. Light bulbs that are easily accessible also need to be maintained by the residents. In most situations, yard maintenance may be required. Please refer to your individual residential lease.
14. Do I need approval to paint or change something in the home I am renting?
Any and all changes or modifications to the property must be requested in writing to Pioneer Enterprises LLC for approval before any changes are made.
15. What happens if I need to move before the end of my lease?
Please refer to your copy of your residential lease. Contact your property manager as soon as possible to discuss this situation in detail.
Signed management agreement
It is required that you provide 60 days’ notice in writing to Pioneer Property Management. The Notice to Vacate must be received in the office 20 days before the end of the month (typically by the 10th). You can mail this notice or drop it off at our office through the mail slot.
16. What happens if only one roommate wants to move out?
Contact your property manager directly for the necessary forms to remove one roommate from the lease paperwork and/or have a new roommate added. Your property manager will discuss the roommate transfer fee as well as the procedures for handling the security deposit.
17. Is there a limit to how many people can live in a property?
The limit is 2 people per bedroom. Any room with no windows or a door is not considered a bedroom.
18. Can I pay rent online?
Absolutely! You can set up an account on our Resident Portal which will allow you to pay your rent online and enter maintenance requests.
19. Do you allow pets?
It depends on if the owner of the property authorizes pets. If pets are allowed at your property, there is a $250 non-refundable pet fee. There is usually a limit of 2 pets per property and a weight restriction on dogs.
20. If my property has a yard, is it my responsibility to maintain it?
Yes, you are responsible for maintaining front and back yards.
21. Am I responsible for repairs in my property?
Tenants are equally responsible for maintaining their home; for normal maintenance requests there is repair deductible of $75 per item.
22. How are utilities handled?
All electric and gas services are required to be in your name before occupancy. We require account numbers. Under certain circumstances a few days of grace period may be obtained. The water bill is billed through the local municipal authority. You may visit their website for more information.
